We comfortably manage projects from $1M tenant improvements up to $250M+ ground-up commercial developments. Our sweet spot is $10M–$150M commercial projects in the Phoenix metro area. For very large programs, we also offer program management services across multiple project sites.
Our primary market is the greater Phoenix metro area including Scottsdale, Tempe, Mesa, Chandler, Gilbert, Glendale, and Peoria. We selectively take on projects in Tucson and other Arizona markets for the right clients and project types. Projects outside Arizona are reviewed on a case-by-case basis.
For preconstruction services, we can typically mobilize within 2–3 weeks of contract execution. For active construction, mobilization depends on permit status and subcontractor availability. In Phoenix's current market, we advise engaging a GC 4–6 months before your desired construction start date for the best pricing and resource allocation.
Our initial discovery call and a preliminary project assessment are complimentary. For detailed preconstruction services — including budgeting, scheduling, and design-assist work — we charge a preconstruction fee that is typically credited back against your construction contract if Urban Nova is selected as the GC.
Absolutely — in fact, the earlier you engage us, the more value we can add. We work in Design-Build mode, meaning we can bring an architect and engineering team to the table, or we can partner with your existing design team. Early GC involvement typically saves 5–15% of construction cost through value engineering and constructability input.
